MAINTENANCE TECHNICIAN
POSITION DESCRIPTION 

REPORTS TO:         Maintenance Supervisor

SUMMARY OFPOSITION DESCRIPTION

This is a full time position responsible for all mattersrelating to the general maintenance and repairs of apartment and commercial properties. 

PRINCIPLERESPONSIBILITIES

·Engage and perform skilled maintenance andrepairs.

·Refurbishing of vacant units.

·Maintain inventory for materials and supplies.

·Maintenance of equipment and tools.

·Perform emergency repairs during evening,weekends, and holidays

·Assist management in annual unit/bldg.inspections, apartment check and move in and move outs.

·Snow removal including operating the Bobcat snowplow.

·Give access to utility companies as needed.

·Performance in work for any area of themaintenance department as needed and in case of sickness of other employees orwhen short-staffed.

·Perform other duties as required.

Housing Development Manager - Metro West Community Development Office 

REPORTS TO:   Housing Director  

SUMMARY OF POSITION DESCRIPTION The Housing Development Coordinator is responsible for coordinating the redevelopment of vacant and abandoned housing and the development of new housing in the Stockyard, Clark-Fulton & Brooklyn Centre neighborhoods.   

PRINCIPAL RESPONSIBILITIES: 
 Research the acquisition of vacant housing, including: property ownership, title, liens, zoning, environmental issues and tax delinquencies for potential acquisitions through tax foreclosure proceedings
 Maintain database of vacant /abandoned housing through site visits to inspect properties to assess their marketability for redevelopment and tracking pending foreclosures
 Negotiate the purchase of real estate from current owners, negotiate the release of liens and other encumbrances, and coordinate receivership cases for development 
 Coordinate transfer and rehabilitation of vacant houses by private sector and non-profit developers: 
 Prequalify developers to verify track record of high quality rehabilitation and financial capacity  Distribute RFPs (Requests for Proposals) for the transfer of vacant houses and select the best proposal for the market
 Inspect houses during rehabilitation and at completion of construction to verify quality standards 
 Facilitate housing development by assisting with: 
 coordinating community meetings
 financing through banks and non-profit lenders
 marketing to prospective residents
 coordinating City approvals including Design Review, Planning Commission, permits, and other assistance as needed
 Work with private sector and non-profit development partners 
 Work with the community to identify and preserve historic housing stock in the service area
 Provide technical assistance and support to the Metro West Housing Committee
 Work to achieve voluntary compliance with building codes and refer noncompliant properties to City departments for nuisance abatement
 Provide testimony at Housing Court regarding property status
 Provide testimony and recommendations about properties at Board of Building Standards and Board of Zoning Appeals hearings
 Other duties as assigned

Compliance Specialist 

REPORTS TO:  Director of Property Management

SUMMARY OFPOSITION DESCRIPTION

The Compliance Specialist is responsible for all initial,annual re-certifications of LIHTC requirements and that of the Public Housingportfolio.  Responsibilities include dayto day compliance of Lease Agreement with tenants.      

PRINCIPLERESPONSIBILITIES

 

1.      Developingresident relationships and delivering quality customer service to maintainresident retention.

2.      Maintainrecertification schedules in the Yardi database on monthly basis.

3.      Sendout all proper tenant notifications within the specified timeframes of eachprogram.

4.      Prepareall tenant delinquent notifications and file for eviction as needed.

5.      Meetwith Marketing & Leasing Specialist on a monthly basis to review all tenantmatters.

6.      Completesemi-annual inspections with Maintenance Manager.

7.      Deliverand post resident notices as needed.

8.      StaffOpen Houses with Leasing & Marketing Specialist as needed.

9.      Reviewall applications and program required documents for approval of Lease signing.

10.  Maintainproperty waiting lists.

11.  Follow upwith Maintenance Manager on tenant work order concerns.

12.  Preparemonthly reports to Director of PM.

13.  All otherduties as assigned.
